Petrie and Dakabin have recorded contrasting house-price results in the latest three-month property market figures, with Dakabin’s median reaching $1.07 million while Petrie’s slipped below $1 million. The difference comes as homes in Petrie take longer to sell and larger family properties dominate recent transactions in Dakabin.
The Property Market Overview covering the three months to 11 October 2026 puts Dakabin’s median house price at $1,070,000, approximately 8.2 per cent above its trailing 12-month median of $989,000.
Petrie recorded a median of $982,000, around 1.8 per cent below its corresponding annual median of $1 million.
These comparisons do not represent annual capital growth. They measure the difference between a recent three-month median and a broader 12-month median, with the mix and number of properties sold influencing the results.

Petrie Buyers Taking More Time
Petrie’s latest figures suggest buyers have become more selective, particularly when compared with the faster selling conditions recorded across the preceding year.
Houses took a median of 28 days to sell during the latest quarter, compared with 11 days across the trailing 12 months. Around 45 per cent of houses sold after spending at least 30 days on the market, against 28 per cent over the longer period.
The suburb recorded 26 residential sales during the quarter, compared with 151 over the preceding 12 months.
The shift is also visible in prices. Petrie’s rolling three-month house median had reached $1.09 million in the period to April 2026, but the latest figure has returned below the million-dollar mark.
That does not mean every home has lost value. Differences in property size, condition, location and the types of homes sold can change the median, particularly over a relatively short reporting period.
Four-Bedroom Houses Lead Petrie’s Sales
Four-bedroom houses accounted for 13 sales, with a median price of $1,015,000. That compares with a trailing 12-month median of $1,075,000 for the same bedroom category.
Three-bedroom houses recorded eight sales at a median of $897,500, below their annual median of $925,000. Only three five-bedroom houses changed hands, too few for a reliable quarterly median.

|---|---|---|---|
| 3 | 8 | $897,500 † 8 sales | $925,000 |
| 4 | 13 | $1,015,000 13 sales | $1,075,000 |

At the upper end of the market, 48 Affleck Avenue recorded a $1,555,000 sale, followed by 4 Hunter Circuit at $1,340,000 and 19 St Quentin Road at $1,300,000.
Petrie’s townhouse and unit market was much quieter, with only two recorded transactions, at $600,000 and $650,000. Those individual prices should not be treated as a reliable indication of the wider attached-housing market.
Larger Family Homes Shape Dakabin’s Figures
Dakabin’s higher quarterly median tells a different story, although the number and type of houses sold deserve closer attention.
Of the 11 house sales recorded during the period, 10 involved four- or five-bedroom properties. This concentration of larger homes can lift the suburb-wide median without necessarily indicating that comparable properties have increased in value by the same amount.
Five-bedroom houses recorded five sales at a median of $1,150,000, compared with $1,132,500 across the trailing 12 months.
Four-bedroom houses also recorded five transactions, but their quarterly median of $915,000 was below the annual figure of $975,000.
The contrast between those bedroom categories is a useful reminder that a rising suburb-wide median does not automatically translate into higher prices across every part of the market.

Seven townhouses and units sold in Dakabin, with prices ranging from $685,000 to $850,000.
Their quarterly median was $740,000, matching the trailing 12-month figure. However, with fewer than 10 transactions, the result should be interpreted cautiously.
Dakabin’s highest recorded sale was 5 Gunsynd Drive at $1,288,000, followed by 29 Surround Street at $1,175,000 and 1/6 Marmoset Circuit at $1,152,500.
Where the Biggest Sales Happened
The leading transactions in both suburbs show that buyers are still paying well above the median for particular properties, even as the broader market figures move in different directions.

What the Figures Mean for Local Buyers and Sellers
For Petrie homeowners considering selling, the longer marketing periods suggest that pricing and presentation may require greater attention than they did during the faster conditions recorded earlier in the year.
Dakabin’s shorter selling times point to comparatively brisk activity, but the small number of transactions and the concentration of larger family homes make it important to compare like-for-like properties.
Buyers looking across both suburbs may find that the headline medians tell only part of the story. Bedroom count, property condition, land size and recent comparable sales can provide a more useful guide when assessing individual homes.
The latest results highlight two neighbouring Moreton Bay markets behaving differently, rather than establishing a clear direction for every property in either suburb.
